The Flaxworks, Cleator Mills

The Flaxworks site at Cleator Mills in Cumbria has undergone significant refurbishment by Cumbrian developer Genr8 North and is now fully operational, with React Engineering taking occupancy as the main resident. The historic building, originally constructed in 1830 as a flax mill, later became the factory for the renowned British hat manufacturer Kangol; the building remains an important part of West Cumbria’s industrial heritage.

The new occupant, React Engineering, is a leading project management and engineering company supporting major nuclear decommissioning projects across the UK. Established in 1994, the company has built a strong reputation within the sector, employing 60 staff.

The move to Cleator Mills marks a significant milestone in React Engineering’s continued growth and long-term commitment to the region. The new headquarters provides a modern, collaborative working environment aligned with the company’s mission to accelerate decommissioning, while also creating space for other organisations through sub-letting arrangements within the building.

An array of BELL Lighting products were recently installed onsite to support the redevelopment. The main product utilised throughout the building was our Arial Ascent Surface Linear, with a black finish; the project represents the first installation to feature this finish. The Arial Ascent provides an aesthetically pleasing alternative to traditional LED Battens while delivering high-performance output. The fitting offers a 7-year product warranty, 2-year onsite warranty, 50,000-hour lifetime, and 3 CCT colour changing options.

With a 75% downlight and 25% up-light distribution, the Arial Ascent proved to be the ideal solution for the high ceilings within the former Flaxworks building. The up-light element enhances the architectural character of the building by illuminating the space above the fittings, avoiding dark voids and emphasising the scale and heritage features of the structure.

Additional products were installed at the site, including our LED Bulkheads and LED Lamps within the stairwell and circulation areas, delivering reliable and efficient illumination while maintaining a clean, contemporary finish. Our Arial Multi LED Panels were fitted within the office spaces, providing a uniform and practical lighting solution suited to modern working environments. Spectrum Emergency LED Exit Signs were also supplied as part of the overall package.
